In this option you enter into contract with the design builder only.
The architect and engineer are his responsibility and he is held responsible
for the payment, scheduling, and coordination. This option is usually
handled with a two-part contract.
The first part involves the development of construction drawings, city
meetings, owner meetings, code issues, preliminary budgets and the overall
development of the project prior to any construction. The cost for part
one is usually a quote number.
Part two of the contract is the actual construction. After part one
is completed, the design/builder will solicit subcontractor bids for
review with the owner to determine the actual costs and the proper subcontractor
selections.
Both Part One design fees and the Part Two contractor's fee become
part of the total cost of construction. The project soft costs, such
as supervision, permits, insurance, misc labor, toilets, etc. are negotiated
and become part of the construction cost. The fee for part two of the
contract is usually negotiated.
